The landlord-tenant relationship can be a difficult one to navigate, especially if it involves a lot of renter complaints.

But that doesn’t mean it’s impossible to build a strong foundation with your landlord. Both parties have a lot at stake.

For you, it’s your home and your security deposit, and for your landlord, it’s their income and the property in which they have invested time and money. It’s not uncommon for tension to arise at some point, but how you handle difficult situations can make or break the relationship with your landlord moving forward.

The best initial step you can take to avoid a less-than-stellar landlord is to include an assessment of your potential landlord as part of the decision process when searching for a new place to live. Have they been easy to contact so far? Have they answered your questions and addressed your concerns? Do some background research and see if you can find any reviews from past tenants.

If you do find yourself experiencing one of these common renter complaints, there are steps you can take to try and resolve the situation.

Common renter complaint #1: Poor communication

Many renters deal with a lack of communication from their landlords and feel that they’re unaware of certain rules or expectations as they relate to the property. Maybe you sign your lease agreement, move into your new home and never really hear from your landlord again. Or, maybe you’re having trouble with your landlord’s responsiveness to issues like maintenance requests, noisy neighbors or other important questions.

Early on in the relationship with your landlord, ask if they can walk through the lease agreement with you and point out any rules or expectations that are especially important to them (something a good landlord should do on their own.) As a tenant, it’s your responsibility to read through the lease agreement in its entirety and bring up any questions you may have.

Do your best to keep lines of communication open with your landlord — make timely contact about any issues or questions that arise and don’t be afraid to ask for help. If your landlord lives in the same building or is frequently on the property, be sure to be friendly and say hello when you cross paths. Establishing this relationship from the get-go will build trust.

Maintenance issues and repairs are one of the main reasons you’ll have to get in touch with your landlord throughout your rental experience. Whether it’s something minor like a lighting fixture fix or something major like a water leak, your landlord should be responding and repairing your requests in a timely manner.

Establish your landlord’s preferred method of communication from the get-go. Can you text them a picture of the issue to make sure it’s catching their attention and not getting lost in an email inbox? Are they not as tech-savvy and prefer you give them a call directly? If you don’t already have a tenant portal, ask your landlord if they would consider setting one up so you can easily submit maintenance requests and your landlord can easily track everything in one place.

Be clear on what your responsibility is as a renter and what your landlord’s responsibility is. Make sure to check in on your local laws to figure out what the expectations are on important maintenance issues like water, heating or other habitability issues.

Common renter complaint #3: Lack of privacy

Sometimes, a landlord might be on the property without actually entering your home. He might comment on whether or not your front porch had been cleared of leaves or whether or not the recycling bin was too full, and it always felt like an invasion of privacy to have him pop up unannounced.

As a tenant, you absolutely have a legal right to the quiet enjoyment of your home and your landlord is required to provide you with at least 24 hours notice before entering your property (unless there’s an emergency situation). If your landlord is showing up for maintenance or inspections without notifying you first, bring it to their attention right away.

If your landlord performs regular inspections, ask if they would be willing to come on the same day every month or give you a schedule for the entirety of your lease agreement. If language around routine inspections isn’t included in your lease agreement, be sure to ask about it before you sign.

It’s always upsetting to move out of a property and learn that your security deposit refund is much smaller than you were expecting — especially if you followed all move-out instructions and didn’t cause any major damage.

It’s important to understand that typically, landlords are not profiting off of your security deposit — they’re using the finances to repair an issue that occurred when you were the renter. Of course, there are situations where this isn’t the case and legal action is the only feasible option.

Before you move out, ask your landlord to provide you with a move-out checklist or clearly state their expectations. Refer to any checklists or inspection documents that you may have completed upon move in to make sure you’re leaving the property in the same condition you found it.

Ask your landlord if they would be willing to do a property walkthrough with you before you hand over the keys to address any issues that can be fixed or cleaned before you leave. Take pictures upon move out so you have evidence to show your landlord if need be.

If you are charged or your landlord withholds your security deposit, ask for an itemized list of the deductions so you can clearly see where your money is going.

Keep it friendly

Establishing a positive relationship with your landlord from the beginning and keeping lines of communication open will make it easier for both parties to deal with any issues that arise down the road.

In a lot of cases, our health insurance coverage comes from a group plan that is offered to you by your employer or by your spouse’s employer. For individuals who do not have insurance through their employer, individual policies exist as an option as well. 

Of course, you can also opt for having no coverage at all, but in the case of an emergency, this could be detrimental to your financial health. No matter your age or marital status, it’s worth looking into your options for a good health care plan to protect yourself from a medically-induced financial struggle. 

No matter what kind of plan you choose, there will always be some out-of-pocket expenses, which means you’ll have some decisions to make. Deciding what type of healthcare plan to choose can be stressful, but it doesn’t have to be overwhelming. In the sections below, we will discuss the key factors that play into choosing the right health insurance plan. 

Types of health plans available 

There are a lot of different terms to learn when sorting through health insurance plans, and each of them come with their own set of distinctions. Before we discuss the difference between HMOs, PPOs, POS Plans and Indemnity plans, it’s important to start with the most common types of health insurance categories: 

  • Indemnity of Fee-for-Service Plans: Health insurance plans that enable you to go to any doctor or specialist that you want without a referral are called indemnity, fee-for-service, or point of service (POS) plans. The insurance company will cover a predetermined amount of your medical expenses, and you will be responsible for the remaining balance. These plans tend to be the most flexible since there are no set restrictions on the medical providers you’re allowed to use, and you are usually not required to choose a primary care physician. 
  • Health Maintenance Organizations (HMOs): A Health Maintenance Organization (HMO) is a band of healthcare professionals and medical facilities that offer a set package of medical services at a fixed rate. This plan does require that you have a primary care physician (PCP), who would serve as the middle-man when it comes to health care. Your primary care physician would then decide whether or not seeking out a specialist is necessary. If your PCP finds it necessary for you to see a specialist, they will then issue you an in-network referral. 
  • Preferred Provider Organizations (PPOs): A Preferred Provider Organization (PPO) has the same organized care characteristic that you will get from an HMO, but with the benefit of more flexible options. A PPO allows you to seek healthcare outside of your network if you feel the need to. Keep in mind that doing so will usually cost you more in out-of-pocket expenses, but a PPO would still cover some of the cost, unlike an HMO. If having a wider variety of options is important to you, then a PPO might be a good option for you. 

Pros and cons of each health plan

Each type of plan comes with their own implications. Ultimately, you’ll have to figure out what is most important to you in order to make your decision. Let’s compare the pros and cons of each plan.

Indemnity Plans

Pros: The major advantage of this type of plan is that you are able to choose where you get your medical care from and which doctor to go to, without the need for a referral or a pre-approval. 

Cons: Indemnity plans will usually come with much higher premiums and deductibles, making them more expensive than perhaps an HMO or PPO. Another area where these plans fall short is the route you may have to take to get coverage. You may have to pay for your medical services out of your own pocket, and subsequently submit a claim to get reimbursed by your insurance company. There’s no telling how long this could take, and you also face the risk of not getting reimbursed at all. 

Health Maintenance Organizations (HMOs) 

Pros: The best thing about getting an HMO insurance plan is that your out-of-pocket medical expenses are usually pretty affordable, and you can expect to pay the same amount for each visit, depending on whether it’s a primary care physician or a specialist.

Cons: In most cases, any services that you receive from a medical professional outside of your healthcare network will not be covered with an HMO plan. Another drawback is that you have to get referred by your primary care physician in order to see a specialist. This may not be seen as a disadvantage to some, but for others it could be seen as an unnecessary extra step in the process if you already know what you need. 

Preferred Provider Organizations (PPO)

Pros: This type of plan offers customers much more flexibility than they would have with an HMO with a lot lower rates than one might experience through an indemnity plan. 

Cons: The main drawback with a PPO is that the out-of-pocket costs are generally less predictable.

While the podcast host is responsible for recording themselves, other tasks like editing and publication take time, so many podcasters outsource their work to freelancers or virtual assistants. Also, some podcasters may not know how to do those things, or they may choose to focus their time on other areas.

How to Clean Grout: 5 Steps to Sparkling Tile

Grout is a construction material that is used to fill the space between tiles, and with normal wear and tear it tends to get pretty dirty. Since it’s typically a lighter color and has a porous competition, grout is particularly prone to showing dirt, mold and stains. The good news is that it’s not difficult to clean grout, and in several steps, you can have sparkling tiles once again. Below you’ll find step by step instructions for how to clean grout and learn how to keep it clean long-term.

How to clean grout

Cleaning grout just requires a good grout cleaner, a scrub brush and a little elbow grease. So throw on a pair of rubber gloves — especially if you’re handling chemicals — and let’s get started.

Step 1: Remove surface dirt

Scrub the grout using warm water and stiff-bristled brush to remove as much surface dirt as possible. If you don’t want to invest in a special grout brush, you can always use a scrub brush or even an old toothbrush.

Step 2: Mix a cleaning solution

Purchase a commercial grout cleaner or make a homemade cleaner.

One proven DIY cleaner is made from two parts baking soda and one part hydrogen peroxide. Try adding a teaspoon of dish soap to this mixture to help cut through extra greasy grime.

You’ll want to avoid acidic cleaners as they can dissolve or pit the grout as well as oil-based cleaners, which can leave a film that will attract dirt.

Step 3: Apply the cleaner and let it sit

Pour the commercial or your DIY solution over the grout, and depending on what cleaner you use, let it sit for about 10 minutes.

Step 4: Scrub the tile

Use your brush to scrub the tile again. Since the grout is porous, make sure to scrub hard so that you reach the tiny spaces dirt and grime may have seeped into.

Step 5: Rinse away the cleaning solution

Wash away the cleaner with a mop or wipe clean with a damp cloth.

Best DIY grout cleaners

There are a handful of DIY grout cleaners that you can make from just a few ingredients you likely have on hand. If you don’t feel like venturing out to the store, try making these grout cleaners at home.

  • Baking Soda and Water:
    • Mix equal parts to create a paste
    • Scrub directly on grout
  • Baking Soda and Hydrogen Peroxide:
    • Mix two parts baking soda and one part hydrogen peroxide
    • Let it sit on grout for 5-10 minutes, then scrub and rinse
  • Baking Soda, Hydrogen Peroxide and Dish Soap:
    • Mix 1/2 cup baking soda, 1/4 cup hydrogen peroxide and a teaspoon of dish soap
    • Let it sit on grout for 5-10 minutes, then scrub and rinse
  • Heavy Duty Cleaner:
    • Mix 1/2 cup baking soda, 1/3 cup ammonia, 1/4 cup white vinegar and 7 cups warm water
    • Apply to grout and let sit for 5 minutes, then rinse
